Cement rates move when manufacturers revise their prices — usually after changes in plant fuel and power costs, diesel and freight, or construction demand. All 15 grades, and the reasons for each move when we record one, are on today's cement price in Chennai.
Price trackers that publish a Chennai cement price build it from dealer and marketplace quotes. Infralens, for example, listed Chennai PPC at about ₹402 and OPC 53 at about ₹418 per bag on 12 Aug 2026, as estimates. Our listed rates — Maha PPC ₹300 and Maha OPC 53 ₹320, for example — are lower for three reasons:
To compare suppliers fairly, ask each one the same question: the delivered rate including GST for your bag count and your site. Cement prices move often, so an estimate from a few weeks ago will not match today's rate.
Pick the grade by the work, then compare brands in today's price table above. Full PPC vs OPC guide →

All seven brands we stock make BIS-certified cement. For slabs, columns and beams, contractors often choose a concrete-special grade such as UltraTech Super (Concrete SPL), Ramco Supercrete or Dalmia DSP (for these two, grade as printed on the bag). For block work and plastering, PPC from any BIS-certified brand works well. The right choice depends on the job — see the table above or ask our team.
PPC (Portland Pozzolana Cement) contains fly ash. It generates less heat, has better workability, becomes less permeable over time and costs less. OPC (Ordinary Portland Cement) gains strength faster, so it suits precast work, early de-shuttering and urgent structural pours. For most Chennai residential projects, PPC is the standard choice.
For M20 concrete (1:1.5:3 nominal mix), about 8–8.5 bags of 50 kg are needed per cubic metre. For M25, about 10–11 bags. These figures assume standard 50 kg bags and dry-volume ratios. For large pours, also compare Ready Mix Concrete — see our RMC rates.
Yes. We deliver cement to construction sites across Chennai, and to Chengalpattu, Kanchipuram, Thiruvallur and other districts of Tamil Nadu. The minimum order is 100 bags. Our rates include delivery within Chennai; delivered cost to other districts depends on freight — contact us for a confirmed rate. Delivery is completed within 24–48 hours of order confirmation, with a GST invoice on every order.
Yes. Cement sold in India must carry the BIS (ISI) mark: OPC under IS 269, PPC under IS 1489 (Part 1). BuildingNeeds supplies only BIS-certified cement from licensed manufacturers. Check the ISI mark, licence number and week of manufacture printed on every bag — you can verify the licence on the BIS licence search.
GST on cement is 18%, reduced from 28% with effect from 22 September 2025. Every BuildingNeeds order comes with a GST invoice, so registered contractors and builders can claim input tax credit. Our cement rates include GST and delivery to your site.
Look for the ISI mark with its licence number (CM/L-...) and the IS code printed on the bag: IS 1489 (Part 1) for PPC and IS 269 for OPC. Check the week and year of manufacture, and scan the brand QR code where one is printed. Bags should be 50 kg, machine-stitched and undamaged, and every BuildingNeeds order comes with a GST invoice.
Every bag has its week and year of manufacture printed on it — check it before you accept the delivery, and use the cement within about 90 days of that date; it slowly absorbs moisture and loses strength as it ages. On site, stack bags on wooden pallets or planks off the floor, away from walls, no more than about 10 bags high, and cover the stack with polythene sheet. Use the oldest bags first.
There is no single figure for every 1,000 sq ft house: the bag count depends on the structural design, number of floors, soil and foundation type, slab and beam sizes, block or brick masonry, plaster thickness and flooring. Your engineer works it out from the drawings in parts — concrete for the foundation, columns, beams and slabs (concrete volume × bags per cubic metre for the specified mix, as in the M20/M25 answer above), mortar for masonry, plaster, and flooring or screed — and the engineer's specification always takes priority. For an early, approximate figure, our construction cost calculator gives an AI-based estimate (an assumption, not a site quantity). Once you have the bag count, we quote the delivered rate for it.
We are a distributor for seven cement brands: UltraTech, Ramco, Dalmia, Chettinad, Maha, Priya and ACC. Across them we stock PPC, OPC 53 and concrete-special grades: UltraTech Super and ACC Concrete SPL (both Concrete SPL), plus Ramco Supercrete and Dalmia DSP (grade as printed on the bag). Every variant we carry is listed with its rate at the top of this page.
No. We stock PPC, OPC 53 and concrete-special grades only — the 15 grades listed at the top of this page. Most Chennai contractors now use OPC 53 or a concrete-special grade for structural work, and PPC for block work and plastering, where OPC 43 was used earlier; your engineer’s specification decides the grade. White cement is a finishing material for putty and decorative work, not structural cement, and we don’t carry it.
Cement is sold in 50 kg bags, so one tonne is 20 bags. Multiply the bag rate by 20 for the per-tonne rate — a ₹320 bag works out to ₹6,400 a tonne, with GST and Chennai delivery already included. We quote and invoice by the bag.
UltraTech, Ramco, Dalmia and Chettinad all have plants in Ariyalur district, Tamil Nadu's main limestone and cement belt, roughly 280–300 km by road from Chennai. Maha, Priya and ACC come from their own plants outside Ariyalur. That road distance is one reason diesel and freight costs show up in cement prices.
The minimum order is 100 bags per delivery. How many bags go on one lorry depends on the vehicle and your site access, so for larger quantities share your bag count and site location. For large orders, contact us for a confirmed bulk/project rate.
Yes. Every order comes with a GST invoice from Building Needs Private Limited, so GST-registered contractors, builders and companies can claim input tax credit on the 18% GST paid on cement. Share your GSTIN and billing name when you place the order so they appear on the invoice.
