What Sets the M-Sand Price in Chennai

Four things decide what M-sand costs at your site. Quarry supply: M-sand is crushed from granite, so the rate follows what the quarries and crushers produce and how busy construction is. Washing: water-washed sand goes through an extra step to remove fine dust, and the finer P-Sand is priced higher per unit than M-Sand. Transport distance: lorry freight is charged separately, depends on the distance to your site and the number of units, and we quote it with your order. Monsoon: supply can tighten in heavy-rain months when quarries and lorries slow down. The per-unit rate in the table above already includes 5% GST. We do not forecast prices; the trend table shows what our rate has actually done.

Sand Price per Unit, CFT and m³ in Chennai

We sell sand by the unit: 1 unit = 100 cubic feet (cft) = 2.83 m³. The per-cft and per-m³ rates below follow exactly from today's unit rate. Sand is sold by volume, not by weight, so we do not quote a per-tonne rate.

M-Sand vs River Sand in Chennai

Most concrete and masonry in Chennai now uses M-sand. Tamil Nadu restricts river-sand mining, so river sand is scarce and costly when it is available at all, and its supply runs on permits rather than on your site schedule. M-sand is made from crushed granite and is available through the year. Building Needs supplies water-washed M-Sand and P-Sand, not river sand. The table below compares the two.

ParameterM-SandRiver Sand
SourceGranite crushed, graded and water-washedNatural river beds (restricted in TN)
Availability in Chennai✓ Readily available✗ Scarce, often unavailable
Price in Chennai₹5800 per unit (100 CFT)Not stocked — scarce and regulated
💡 Typical use: M-Sand for concrete work (RCC slabs, columns, beams) and P-Sand for plastering — follow what your engineer specifies.

M-Sand vs P-Sand — What's the Difference?

Many buyers confuse M-Sand and P-Sand. They are both manufactured sands but serve different purposes in construction:

ParameterM-Sand (Manufactured Sand)P-Sand (Plastering Sand)
Particle sizeCoarser — for concrete & masonryFiner — for plastering
Primary useRCC concrete, masonry mortarWall plastering
TextureSlightly rough, angularSmooth, fine particles
Price in Chennai₹5800 per unit₹6500 per unit
Quick rule: Use M-Sand wherever your mix design says "fine aggregate for concrete." Use P-Sand wherever your specification says "plaster sand" or "fine sand for rendering." In short: M-Sand for concrete and masonry, P-Sand for plaster, unless your engineer specifies otherwise.

M-Sand Quality Checks — Grading & Checks at Delivery

Quality of M-Sand varies significantly between suppliers. Here's what to check to ensure you are getting genuine, properly graded M-Sand in Chennai:

Grading: IS 383 defines grading zones for fine aggregate. If your engineer specifies a zone, ask the supplier for a sieve analysis report before you order.

See the load when it arrives: look at the sand before it is unloaded and compare it with what you ordered — M-Sand for concrete and masonry, P-Sand for plastering.

Check your invoice: every order comes with a GST invoice. Check that the material, the quantity in units and the rate match your confirmed order.

Our M-Sand: water-washed manufactured sand. If your project needs a test report or a specific grading zone, mention it when you enquire and confirm with us before ordering.

How Much M-Sand Do You Need? (per 100 sq ft)

1 unit = 100 CFT ≈ 2.83 m³. Figures are approximate dry-volume estimates; add about 5% for wastage.

Jelly (Coarse Aggregate) Sizes Used with M-Sand

Frequently Asked Questions

The M-sand price in Chennai today is ₹5800 per unit (100 cft) for Water Wash M-Sand and ₹6500 per unit for P-Sand. Price includes GST · Transportation charges extra. For a per-cft rate, divide the unit price by 100. Minimum order 1 unit, delivered within Chennai in 24–48 hours. For large orders, contact us for a confirmed bulk/project rate.
One unit of M-Sand in Chennai equals 100 cubic feet (CFT) ≈ 2.83 m³. Sand is sold by volume, so we do not quote a weight per unit. Load quantity varies by vehicle capacity and material.
M-Sand is coarser and used for concrete and masonry mortar. P-Sand is finer and used for wall plastering. M-Sand in plaster gives a rough finish; P-Sand is meant for plastering, so for concrete use the sand your engineer specifies.
We do not state a PWD or government approval for the material we supply. Approval and testing requirements depend on the project and the approving authority, so check them with your engineer before ordering. If your project needs a test report or a specific grading zone, mention it when you enquire and confirm with us before ordering.
Which sand suits your work depends on the mix and on what your engineer specifies. Building Needs stocks Water Wash M-Sand and P-Sand, not river sand.
Yes. We deliver M-Sand by tipper lorry across all areas of Chennai including Anna Nagar, Ambattur, Tambaram, Perambur, Porur, OMR, Sholinganallur — delivery within Chennai only. Minimum 1 unit order, delivery within 24–48 hours. Price includes GST · Transportation charges extra. Cancellation is allowed only before loading. Once material is loaded or dispatched, the order cannot be cancelled.
Our minimum order quantity is 1 unit (100 CFT). For smaller quantities, WhatsApp us on +91 63996 96363 and we will guide you. For large orders, contact us for a confirmed bulk/project rate.
We price M-sand per unit, not per load: Water Wash M-Sand is ₹5800 per unit (100 cft). Load size varies by vehicle and material, so a load costs the number of units on it × the unit rate, plus transport. Tell us the units you need and your site access, and we confirm the lorry and delivered cost with your order.
Per CFT = unit price ÷ 100, because 1 unit is 100 CFT. Per m³ ≈ unit price ÷ 2.83, because 1 unit ≈ 2.83 m³. Sand is sold by volume, so we do not quote a per-tonne rate; our rates are quoted per unit.
Not directly. A per-tonne quote is by weight and our price is by volume, and the weight of a unit of sand changes with how wet it is, how it is graded and how the lorry is loaded. Ask that supplier for a per-unit price, or for how many units or cubic feet the order is. We sell and bill sand by volume: 1 unit = 100 cft ≈ 2.83 m³. Then compare like for like: price per cft = price per unit ÷ 100.
IS 383 sets four grading zones for fine aggregate by how much passes each sieve. Zone II is the usual grading for concrete sand — a balanced mix of coarse and fine particles. Plastering sand (P-Sand) is finer.
