Planning material procurement for a new house in Chennai? This checklist covers every major material category: what each is used for and how to order it. Take quantities from your engineer's drawings.
Cement goes into the foundation, RCC (columns, beams, slabs), block masonry, plastering and flooring, and the bag count depends on your design, slab thickness and finishes — take it from your engineer's drawings. For a quick estimate, use our construction cost calculator (an AI-based assumption — not a site price). Use PPC throughout except where your engineer specifies OPC 53. Not sure which brand? Read our guide to the best cement brand for house construction in Chennai, and check today's cement price in Chennai (our cement price includes 18% GST and delivery in Chennai — outside Chennai it depends on freight; minimum 100 bags).
Steel quantity depends heavily on the structural design — spans, column layout, soil and number of floors — so there is no reliable per-sq-ft shortcut. Ask your structural engineer for a Bar Bending Schedule (BBS); it lists exact quantities by bar diameter. Order to the BBS, with a small allowance for wastage.
We supply Fe550D TMT bars from ARS, Arun Plus, PFI Thirumala, Sangam and Tulsyan. Steel is priced ex-GST (18% GST extra) with transport extra, minimum 1 ton — see the live TMT steel price in Chennai and our TMT steel brand and grade guide.
Sand and jelly quantities depend on your design — take quantities from your engineer's drawings. What each one is used for:
Order in stages — foundation, structure and finishing — rather than all at once, to avoid site storage problems during Chennai's monsoon months. For the difference between sand types, see M-sand vs river sand in Chennai; current rates are on the sand and jelly price page.
Block counts depend on your floor plan, wall lengths and openings — take quantities from your engineer's drawings and check with your mason. External walls commonly use 6- or 8-inch AAC blocks and internal partitions 4-inch — follow your drawings.

For slabs and larger pours, ready mix concrete is an alternative to site mixing. Our RMC vs site-mixed concrete guide explains when each makes sense, and the RMC price in Chennai page lists grade-wise rates.
